The short answer
Mott Haven is the South Bronx neighborhood known as the Piano District, a short 6-train ride from Manhattan with new construction and rents well below Brooklyn or Manhattan.
- The 6 train at 3 Av-138 St reaches Grand Central in about 25 minutes; the 4 and 5 express run from 138 St-Grand Concourse, and Metro-North stops at Melrose.1
- St. Mary's Park, at about 35 acres, is the largest park in the South Bronx, and the Randalls Island Connector links the neighborhood to over 300 acres of additional parkland.2
- Mott Haven's median asking rent was around $3,050 in 2026, below Brooklyn's $3,750 and Manhattan's record $4,730, and source-of-income discrimination is illegal here, so housing vouchers must be accepted.3
Orientation
What it means to live in the Piano District
Mott Haven sits at the southern tip of the Bronx, across the Harlem River from Manhattan. In the 1800s it was the densest piano-manufacturing district in the country, which is why people still call it the Piano District and why the streets are lined with red brick, oversized windows, and ironwork. That building stock is the neighborhood's material identity, and the new buildings going up here echo it.
This guide covers the practical things you need to know before you move: how you get around, where you buy groceries, the parks, the food, what rents actually run, and the renter protections that apply to everyone here. It is written to help you decide, not to talk you into anything.
Getting around
Transit: the 6, the 4 and 5, and Metro-North
Metro-North's Melrose station adds a commuter-rail option toward Grand Central, and several local bus routes cross the neighborhood. If your commute is into Midtown or the Upper East Side, the 6 train alone covers most of it. Our dedicated commute guide breaks down the door-to-door options.
Day to day
Groceries and essentials
Mott Haven mixes longtime bodegas and family-run markets with newer supermarkets. The most reliable way to scout your own block before you move is to open a map app and check the walking distance from a specific address, since the right option depends on exactly where you land. As a general rule, daily essentials are an easy walk in most of the neighborhood, and the larger chain supermarkets cluster along the main avenues. We have deliberately not listed specific stores here, since openings and closings move faster than any guide can keep up with.
Green space
Parks and the waterfront
The Randalls Island Connector, a pedestrian and bike path, links the neighborhood directly to Randalls Island and its more than 300 acres of fields, paths, and waterfront. Together they give Mott Haven more accessible open space than its dense streets suggest.
- 35
- St. Mary's Park is the anchor: at about 35 acres it is the largest park in the South Bronx, with a recreation center, a track, ball courts, and an indoor pool. It runs between East 149th and 143rd Streets, an easy walk from much of Mott Haven.St. Mary's Park, NYC Parks (largest park in the South Bronx, about 35 acres)

The table
Dining and the food scene
Mott Haven's food scene runs from longtime Puerto Rican and Dominican kitchens to newer cafes and bars clustered along Bruckner Boulevard and Alexander Avenue. Rather than duplicate a venue list that goes stale, we keep the verified, currently-open list on the neighborhood dining page and update it there.

The numbers
What rents actually run
Mott Haven's median asking rent was about $3,050 in early 2026, modestly above the borough median. New construction is reshaping the market: Mott Haven and neighboring Port Morris added more than 2,000 new housing units in a single recent year, which is why so many of the available apartments are new doorman buildings rather than older walk-ups.3 That figure sits well below Brooklyn's $3,750 and Manhattan's record $4,730.4
At The Astelle, the live two-bedroom collection lists in the low-to-mid $3,000s a month, with two months free on a 14-month lease; the availability page carries current homes and exact pricing. For a sense of how that budget behaves elsewhere, our $3,500 comparison puts Mott Haven next to Williamsburg and LIC.
